Since 6 April 2026, sole traders and landlords with qualifying income over £50,000 have been required to keep digital records and send quarterly updates to HMRC instead of relying on one annual Self Assessment return.

If that's you, your next quarterly deadline is 7 November 2026, then 7 February 2027 and 7 May 2027, with the final return due by 31 January 2028.

The threshold drops to £30,000 in April 2027 and £20,000 in April 2028, so most Ashford landlords with more than one property will be inside the rules within two years.
